Some quick tips on water heater repairs and replacement:

  • Pay attention to your water heater. When you walk by, stop to look and see if there is any evidence of leaks or corrosion. Detect early, avoid emergencies!
  • If you hot water tank is 10 years old (or close) don’t spend any money fixing it. Tanks are expected to last about 10 years. Some insurance companies stipulate that they won’t insure or renew if the hot water tank is more than 10 years old.
  • If you think you’re running out of hot water sooner than you used to, you probably are. Think, how old is it? How long do I plan to live in this home? Those questions will get you closer to a solution.
  • Flushing your water heater annually is recommended. Careful though, if sediment comes out, you could have trouble resealing the drain faucet when you go to close it.
  • Water heaters are simple, fairly reliable, but very inefficient. Watch for technology, environmental concerns, energy consumption to play a role in the obsolesce of the tank style water heater in years to come.
  • Many parts on a water heater can be repaired or replaced. Again, it’s about timing. Age of equipment plays a major role in deciding whether or not it’s worth fixing.
